About Brick & Yield

Meet the Founder
I’m Andy Shulkosky, founder of Brick & Yield. I focus on residential real estate. My experience includes a rental condo in San Diego and a duplex in San Antonio. The duplex has a long-term rental on one side and a furnished rental for shorter stays on the other.
Our San Diego condo became a rental when selling it didn’t go as planned. The duplex was a more deliberate investment. We bought it as a house hack, lived on one side, and initially operated the other as a short-term rental. We later shifted it to mid-term stays, while the other side remained a long-term rental.
I hold an MBA from the University of Texas at San Antonio with a concentration in Real Estate Finance and Development. I also owned and operated a handyman and home improvement business. That experience gave me a closer look at the work behind a renovation, including the consequences of a poorly managed project.
I write about buying rentals, improving them, and keeping them running. Cash flow matters to me, along with having enough reserves to deal with problems. The time and work required to operate each rental strategy matter too.
This site is for people considering their first rental and owners working through decisions on properties they already have. I share what I’ve learned from my own properties, with lessons that can apply to other residential rentals.
